El Punto Surf Condos is the dream of Mexican surfer Leon Perez Yañez, who twenty years ago bought a prime piece of property steps away from La Saladita surfing point near Ixtapa Zihuatanejo. The 17-unit green beachfront project has been designed by a young and progressive Mexican architect who has ample experience building in this area.

Get in on the ground floor and participate in its development
The project calls for building seventeen living units distributed between two buildings–Sea and Sky–with a restaurant located in a third building. These buildings will surround a central swimming pool and outdoor recreational area facing the beach and Pacific Ocean.
How does it work? Investors and potential owners put up a $5,000 USD reservation deposit. Once fifteen of the seventeen units are reserved, sales contracts will be signed, further payments will be collected per contract specifications, ground will be broken, and construction will commence. The amount of the reservation deposit will be applied toward the final purchase price of your unit. The reservation deposit is 100% REFUNDABLE if the project does not come together within a specified time frame. Construction will be undertaken as a team; everyone´s input will be considered.

The Design and Layout
As of December 2017, there are various sizes and floor plans available, from studio-type efficiencies to 1- and 2-bedroom suites, lofts, and apartments. Prices range from 150,000 to 295,000 USD (scroll down for unit specs and pricing details). Although all units will catch wonderful breezes off the ocean, they will also be air conditioned.
Shared rooftop decks on both buildings will have 360-degree views of La Saladita point, a small bar, a lounging area, bathrooms, and a vegetable garden. The project will include a fourth-floor air conditioned gym/yoga studio, a fully-equipped laundry room (also with a/c), and general parking outside the buildings. Six covered parking spaces in the garage can be purchased, and serenity pools (individual ambient temperature pools for relaxing after your surf session) can be added to the units at extra cost. Communal vehicles will be available to owners.
El Punto plans integrate the latest in green technology. Each unit will have its own solar power generation system that will earn credit toward the on-grid electric bill and offset the initial cost of installation over time. Power for each unit will be backed up with a large generator. The three-tier power system (from the grid, from solar, and from the generator) will guarantee power under almost any circumstance.
Water management and conservation are also important elements at El Punto. Underground storage tanks will store water for homeowner and general use. Both grey and black water will be treated and recycled for appropriate use. A green water system involves more plumbing than a conventional system, but again, savings will be seen over time, and you will have the satisfaction of being part of a green living project.

Rental Income Potential
When you’re not living in your condo and surfing the point, you can bring in added income by renting your unit to fellow surfers and adventurers staying at La Saladita. Current rental income guestimates run from $135 to $300 USD per night per unit, depending on season and unit size.
All rentals must be managed by Leon’s on-site rental management company for the safety and security of the project and its owners.
